What counts as building coverage? +
Anything with a roof: the main house, attached and detached garages, covered porches, gazebos, pool houses. Driveways and patios are not coverage — they're impervious surface (different calc).
Typical limits? +
30-35% in suburban residential, 40-50% in urban residential, up to 80-100% in commercial/downtown. Check your zoning code section "lot and yard regulations".
Do eaves and overhangs count? +
In most jurisdictions, overhangs over 2' projection count. Under 2' usually don't. Read your local definition carefully — it matters for narrow lots.
